PREVENTIVE
MAINTENANCE |
VALUE OF SERVICES PROVIDED
An improper refrigerant charge can cause
compressor shut-down.
Refrigerant
undercharge of only 10% can increase
operating cost by almost 20%
Dirty condensers raises refrigerant pressure higher
than needed.
This
condition will increase the electrical bill and can
cause compressor
shut-down.
Lubricate All Bearings
Improperly lubricated rotating equipment will
eventually fail.
Adjust All Operating Controls
Controls and safeties that do not function properly
will increase
operation
cost and cause other components to fail.
Worn contacts
and loose wires can lead to a motor or
compressor
failure.
Check Air Flow Conditions
Loose belts decrease air flow, increase operating cost
and shorten
the
compressor life. Belts crack and break with age.
Reduced air
flow will lead to compressor failure.
Amperage higher than normal will cause motor failure
and expensive
repairs.
Restricted air filters can cause the unit to run
continuously and eventually cause compressor failure.
Clean Drain Pans And Drain Lines
Dirt and algae can plug the condensate pump, drain
pan and drain lines,
which can cause expensive water
damage.
A dirty evaporator coil will decrease efficiency and
increase operating
cost. This is also a major cause of
compressor failure.
Crankcase heaters that don't work can lead to
compressor failure.
